Four projects, one campus.

Healthcare, pharmaceutical manufacturing, technology and research, and agro-processing, each developed as its own project on a shared site, with its own partners and stage gates.

The land is secured and the design and architecture phase is complete. Plan drawings are concepts; the Innovation Park and cassava graphics are illustrations, and the park’s capacities are stated targets.

Project 01 · Design complete

T&G Cottage Hospital

The first phase of the Medical City’s healthcare system: a cottage hospital on 61,650 m² with outpatient, maternity and paediatric, diagnostic, emergency and surgical, intensive, in-patient and private care, its wards arranged around a healing garden.

On the campus: The anchor of the Medical District, the first tenant on the campus.
Why here: Creates daily demand for medicines and fluids, and a place to test new health technology from the Innovation Park.

Partners: Healthcare operators, clinicians and health investors: bring clinical operating experience, shape the clinical brief, and invest in the hospital company.

Utility District · proposed pharmaceutical plants location

Project 02 · In development

Intravenous Fluid Manufacturing

A plant for intravenous fluids, the saline, dextrose and electrolyte solutions every hospital uses daily, built as prefabricated modules. It builds on more than three decades of Thompson & Grace Pharmaceuticals in pharmaceutical products and distribution.

On the campus: Proposed for the Utility District, beside the planned power plant and waste treatment facility.
Why here: The Cottage Hospital is a first local customer; the group’s distribution network carries production further.

Partners: Pharmaceutical investors and technology partners: co-fund the plant, help select process and equipment partners, and shape the project company.

Project 03 · Concept

Thompson & Grace Innovation Park

The Medical City’s planned technology and research park: an innovation hub for technology and AI, an R&D lab for herbal and health science, a data centre with a 2 MW target and a power plant targeting up to 4 MW of backup power.

On the campus: The Utility District, where the master plan places the city’s power plant and data centre; the park’s area is being confirmed.
Why here: The hospital, the plants and the town all need computing, payments and resilient power; built once in one park, they serve every project and give founders and researchers real places to test.

Partners: Technology, energy, fibre and payments partners, universities and investors: co-invest in the park’s components, bring fibre, power, payments or research capability, and back the ventures it incubates.

Pharmaceutical-Grade Cassava Processing · illustration

Project 04 · Concept

Pharmaceutical-Grade Cassava Processing

A planned facility to turn locally grown cassava into pharmaceutical-grade starch and related ingredients, linking the region’s farmers to medicine-making on the campus.

On the campus: On the Medical City campus; the location is to be confirmed.
Why here: Pharmaceutical manufacturing on the campus needs consistent, local ingredients; cassava is grown widely across the region.

Partners: Agro-processing investors, farmers and pharmaceutical buyers: co-invest in processing, bring quality and process expertise, and help organise farmer supply.

Phasing / 03

Begin with a hospital. Grow a city.

Phase 1 · Open the hospital. The Cottage Hospital: care, staff quarters and the healing garden.

Phase 2 · Teach and host. The medical school, student housing, hotel and conference centre.

Phase 3 · Build the town. The mixed-use town centre, homes and community centre.

What every project shares.

Power

Backup power from the Innovation Park for clinical loads, sterile manufacturing and the data centre.

Water

Water for the hospital and process water for the plant, subject to a water study.

Waste

Clinical and process waste handled in one treatment facility.

Connectivity

Fibre and the Innovation Park’s data centre for health records, quality systems, payments and connected devices.
